Home renovation is booming. Record spending projected this year on American home renovation. Americans might rather move, but the real estate market is very tight. Inventory – homes for sale – tight. Boomers are staying put. Digging in. Remodeling. Millennials are buying what they can and fixing up. Everybody’s blowing out walls for open space. Looking for the magic change that charms. Analysts are suggesting that Americans will spend over $350 Billion on renovation and remodels this year and that’s up from $250 billion or so at the peak of the housing boom in 2008. So, should you renovate before selling?
Renovate Before Selling
Marine Cole, at The Fiscal Times, suggests several things homeowners can do to upgrade their house and Renovate Before Selling:
- Install a steel entry door.Replacing your front door has been a long-time favorite for those who want to boost their home’s value. This is the only project to return more than 90 percent of the cost (it returns 96.6 percent.).
- Add a wooden deck.Building a wooden deck onto your home adds living space as well as an area to host outside. This project returns on average 87.4 percent of the initial cost, though the ratio is more than 100 percent in some 25 U.S. cities, Remodeling magazine said.
- Chang your garage door.Replacing your garage door, whether, with a midrange or upscale version, usually comes with a low initial cost. It has a strong positive effect on curb appeal, returning close to 84 percent of your investment.
- Remodel your attic bedroom.With a national average remodeling cost of $49,438, this project has a cost-to-value ratio of 84.3 percent. Unlike building an addition to your home, remodeling the attic bedroom is an inexpensive way to add living space, says Remodeling magazine.
- Renovate kitchens and bathrooms. The resale value increases the value of the house; kitchens more than bathrooms. Buyers often look for updates in the kitchen and bathrooms, but they can also be turned off by other things that make the property look dated, such as popcorn ceilings, wood paneling, worn or dated carpet, old doors, and windows.
- First impressions matter. A buyer who walks into an outdated kitchen or a dirty bathroom might not even want to see the rest of the house.
Some improvements that don’t add value.
- A pool – Many potential home buyers view swimming pools as dangerous, expensive to maintain and a lawsuit waiting to happen. Families with young children, in particular, may turn down an otherwise perfect house because of the pool.
- Elaborate landscaping
- Wall to wall carpeting
- Over building for the neighborhood – In general, home buyers do not want to pay $250,000 for a house that sits in a neighborhood with an average sales price of $150,000.
